You can build a storage shed up to 120 sq ft on a residential lot without a permit, believe it or not!  The caveat is that you need to have an existing dwelling on the property, or at least have applied for the building permit for a dwelling (even if you haven't received the permit yet.

While some people put bathrooms in their she-sheds or man caves and tie it into their existing plumbing system, it's technically not legal.  

If you have bought land and don't have a house built on it yet and want to build a storage shed first, you need to first apply for a building permit for a dwelling, then you can build a storage shed up to 120 sqft (even before you get your permit). However, you are not allowed to live in the shed. 

According to the department of planning and permitting, a shed cannot be connected to your home. It must be detached and single story.  This does not prevent you from building a shed with high ceilings and a loft inside of your shed. 

In Hawaii, you need 5 feet between your shed and the property line. To avoid complaints from your neighbors which could result in a visit from the Department of Planning and Permitting and subsequent fines until the violation is rectified, it's best to stick to this rule. 

You are allowed to put up a 120 sqft storage shed in
your yard without a permit, as long as it is detached from the main house and single story. A 10x12 or 8x15 shed is quite spacious and comfortable, and perfectly legal without a permit.
